University Hills
The University Hills sub division was named for its former outdoor shopping mall. An actual fact, this neighborhood suffers a lower crime rate than any other in the city. Most of the people who live here are factory workers in the city's computer technology industry.

The real surprise comes from the area's schools. Students in High Peaks Elementary School, Russell R. Stephens Middle School, and University Hills High School all performed better than the national average. The neighborhood received a 252,000-square-foot commercial renovation in recent years along Colorado Boulevard where the old mall once stood. University Hills allows easy access to Central Denver, South and Southeast Denver. A drive from University Hills to the Denver Technological Center (DTC) is less then 10 minutes, downtown in 15 to 20 minutes. The area known as University Hills in Denver can be described as from Colorado Blvd on its west. Yale Ave to the north, Interstate 25 on the east and Hampden also known as State Highway 285 along the south.

Architecture Designs
Architecture Designs in the University Hills subdivision include both traditional and contemporary. The home styles in this mature Denver area neighborhood are ranches and bungalows. None of the homes have basements. The neighborhood began early 1930's and completed in the mid 1950's. The exterior usually consists of vinyl siding and frame. Some brick has been added but is not the norm.

Residential Real Estate
Single Family Residences generally range from approximately 700sq/ft to 1300 sq/ft. Many of the homes have received updated and remodeling extending the finished sq/ft in some as much as 2100 sq/ft. Multi-family housing was introduced to the University Hills community in 1964. Multi-family housing in the area is very minimal consisting of high-rise buildings concentrated mostly around Yale and Dexter streets. These properties sq/ft ranges from 700 sq/ft to 2400 sq/ft in size.
