Highlands Ranch
Highlands Ranch is mainly divided into four areas Southridge, Northridge, Eastridge and Westridge respectively. Homes for sale and New Homes located in this masterplanned community can be viewed on this website.
The Creation of Highlands Ranch
In 1979 development began in the area known today as Highlands Ranch was part of the Louisianna Puchase in 1803. Orginially Highlands ranch was owned by Lawrence Phipps Jr. Between 1937 and 1979. In 1979 it ws purchased by Mission Viejo Comapny and some of the first homes were offered for sale in July 1981. Residents began moving into the ranch later that same year in September. In 1997, J.F. Shea Co , a parent company of Shea Homes, purchased the community along with it's sister communities , Mission Viejo and Aliso Viejo in California. Highlands Ranch remains today as an unicorporated area under the jurisdiction of Douglas County. A Special Metropolitian District was formed to provide several municipal services to the ranch, such as water, sewage treatment, construction of arterial highways, installation and maintenance of arterial landscaping as well as development and maintenance of the community's park and trail system.
Southridge
Residential Communities include Firelight, Weatherstone, Forest Glenn, Sundance, Indigo Hill, Kentley Hills and Stonebury.
The most notiable residential new home builders are Berkley Homes, Joyce Homes, Ryland Homes, Sanford Homes, Shea Homes and Virden Homes. Each builder has developed and sold a wide variety of both traditional and contemporary floor plans . Home styles are predominantly ranch homes, two-story, tri-level and four-level style homes. Given the rolling topography of the highlands ranch it is not uncommon to find many of the homes in the area with walk-out basements and or that back to parks, or open space.

Village Center at Highlands Ranch consisting of several commercial retail stores and shops and the 8,200 acre Wildcat Mountain Reserve.Douglas County public schools located within Southridge are Bear Canyon Elementary, Saddle Ranch Elementary and Mountain Vista High School.
Northridge
Residential Communities include Pembrooke,Highlands Ranch, Province Center, Richmond Pointe, Summer Hill, and Timberline Ridge. The most notiable residential new home builders are U.S. Home, Richmond American, Sanford Homes, DR Horton, and Writer Homes. Each builder has developed and sold a wide variety of both traditional and comtemporary floor plans . Home styles are predominatly ranch homes, two-story, tri-level and four-level style homes. Douglas County public schools located within Northridge are Cougar Run Elementary, Sand Creek Elementary, and Northridge Elementary. Private schools include Highlands Ranch Christian school and Platte River Academy Charter school.
Eastridge
Residential Communities include Firelight, Gleneagles. Gleneagles is unque from other highlands ranch communities in that it requires a minimum of one occupant per household to be at least 55 years of age. The most notiable residential new home builders are Richmond American Homes. Each builder has developed and sold a wide variety of both traditional and comtemporary floor plans . Home styles are predominatly ranch homes, two-story, tri-level and four-level style homes.
